How Often Should You Pressure Wash Your Home or Property?

Here in Florida, things get dirty fast. Between the humidity, salt air, and constant sun, it doesn’t take long for mold, mildew, and grime to build up on your home.
So how often should you pressure wash your property? The answer depends on your surface types, surroundings, and how much you care about keeping your property in top shape.
Here’s a breakdown based on my years of experience cleaning homes, apartments, and commercial properties across Pensacola, Gulf Breeze, Pace and Milton.
1. Residential Homes: Once or Twice a Year
For most Florida homes, once a year is enough to maintain your property’s appearance and prevent buildup.
If your home sits under trees or near the water, you may need a soft wash every 6 months to prevent mold from taking over your siding and roof.
I recommend timing it for spring or early summer (right before the heavy rains start) so your home stays cleaner longer.
2. Driveways and Walkways: Every 6–12 Months
Driveways and sidewalks take a beating, from cars and oil stains to dirt and tire marks – it adds up quickly.
A professional cleaning once or twice a year keeps the concrete bright and prevents surface erosion. It also removes algae that can make your driveway slippery (and dangerous).
3. Roofs: Every 2–3 Years (Soft Wash Only)
Roof washing should always be done with low pressure — what’s called a soft wash. High pressure can strip shingles or damage tiles.
In Florida’s climate, every 2–3 years is a good rule of thumb. This keeps mold and black streaks from eating into your shingles and helps your roof last longer.
4. Apartment Complexes and Commercial Properties: Quarterly or Biannually
For property managers, keeping things spotless is part of the job. Common areas, breezeways, and exterior walls should be cleaned at least twice a year — more often for high-traffic areas.
Clean exteriors make tenants happy, reduce maintenance issues, and help keep your occupancy rates high.
5. Signs It’s Time for a Wash
Even if you’re not on a set schedule, here are a few signs it’s time to call:
You see black or green streaks on siding or gutters
Your driveway looks dull or slippery
The roof has dark patches or streaks
Your HOA sent you a notice (yep, it happens!)
It’s been over a year since your last clean
6. Consistency Saves You Money
Regular cleaning prevents buildup that’s harder (and more expensive) to remove later. It also helps you avoid repainting or repairing damage caused by neglect.
